When should a water damaged ceiling be replaced ?

OK…so, bathroom renovation project on main floor. Project was 98% complete. Husband was replacing faceplates on bathub without turning water off at main. He takes off the knob that controls the water, and it honest to goodness looked exactly like an open fire hydrant. I estimate that we were losing at least 30 gallons of water per minute (probably more). Anyway, when all was said and done, our lower level ceiling was SOAKED (soggy), and there was water on the floor that had seeped through to the garage. So far, the ceiling does not appear to be saggy or falling, just very moist.

We disconnected power to the affected lower level rooms, but the question is, do we need to tear out the ceiling and walls to repair this or should we just be able to repaint when it is all dry? I realize that mold is a particular concern, so is there a way we can prevent mold without tearing the whole thing out?

Toilets and baths installed below your sewage line won’t drain or flush properly unless you have the right type of setup.  Macerating systems are one option that allows you to put in your basement bathroom without worry about excavating the floor.  Slightly less expensive are expeller systems that push waste water up and out of the basement.  No matter which you choose, some system will be needed in order to get water and other waste out of the basement and into the sewer system or your septic tank.

Other considerations in addition to basement bathroom plumbing include the amount of space you’ll need, the lighting conditions for the room, and storage.  It’s important to plan carefully, and pay attention to detail if you want to create a space that does more than just work.  Basement bathrooms should also be pleasant to use, after all.  Fortunately, it’s not really all that hard.  If you’re working with a contractor, talk to him or her about any problems you may have.  If you’re doing it yourself, be sure to plan carefully and consider every eventuality.  Your chances of success will go way up.

can you have your house appraised to drop PMI insurance?

I am paying PMI on one of my houses because I wanted to take the downpayment money to do renovations. Can I get any lisenced appraiser to find the new value of the house now that its done? Can I just take that to the bank and request PMI be dropped ?( its a local bank I always deal with ) not an out of town lender.
( assuming that the appraisal shows that I owe less than 80% of the value?)
I’m quite sure of that, we added another bathroom, another bedroom, and all new walls, carpet, and fixtures. it was a total gut job,
I just dont want to drop a grand on a new appraisal if the bank can reject it.
( yes I called the bank and they wont give me a straight answer ) they keep saying call OUR appraiser and have him look at it,
“funny how the banks appraisers always seems to think your property is worth EXACTLY what you borrow”
